103 Sydney Place enjoys its position in one of Georgian Bath's premier residential locations. The property is located within the City of Bath World Heritage Site and the Bath Conservation Area. It is part of a distinguished Georgian terrace (Nos. 93–103), all designated Grade I listed.
Sydney Place is directly opposite Sydney Gardens, a Grade II Registered Historic Park and Garden, with the Holburne Museum (formerly Sydney House) situated as a focal building at its eastern end. This area is rich in Georgian architecture, forming a key part of Bath’s 18th and early 19th century urban planning. Its heritage significance stems from the cohesive neoclassical architectural design by John Pinch the Elder, and the high-quality Bath stone construction, which collectively form an exceptional urban ensemble.
Constructed in 1808–1809, 103 Sydney Place is part of a terrace of eleven symmetrical houses originally known as New Sydney Place, the terrace was notable for being built as a single unified structure, rather than in individual plots, using consistent stonework from a single quarry. Key architectural characteristics include the Classical Doric porch, cast-iron trellis balconies, and decorative pediments, as well as being a corner plot with a prominent cylindrical return facing Darlington Street.
The building is not only of architectural importance but is an important historical location as King William IV, as Duke of Clarence, resided at No. 103 in 1817. This royal connection adds substantial historic value to the building.
The lower ground floor apartment is unprecedented in its size, and includes notable Georgian features such as the former wine cellar for the building, its subterrain vault complex, with five under-street vaults and connecting corridors, as well as three courtyards and a garden room.
The challenge: to sympathetically renovate the lower ground floor apartment, creating a new home, with light, space, and modern touches, inside an important, historical setting. The development team at BluSkye purchased the property in 2025 having been vacant for many years, was neglected and is in need of complete renovation.
As the property falls within both a Conservation area and World Heritage site the development team at BluSkye are working closely with Bath Planning and Conservation to ensure that as many of the original features of this unique property are retained and restored as possible.
